A gas water heater is nearly identical to an electric water
heater, except that it does not contain the two heating elements, but instead has a gas burner at the bottom, with the chimney running up through the middle of the tank.
- A water heater consists of the following parts, as shown in the figure above:
- A heavy inner steel tank that holds the hot water
Typically, this tank holds 40 to 60 gallons. It has to be able to hold the pressure of a residential water system, which typically runs at 50 to 100 pounds per square inch (psi). The tank is tested to handle 300 psi. The steel tank normally has a bonded glass liner to keep rust out of the water.
Insulation surrounding the tank
- A dip tube to let cold water into the tank
- A pipe to let hot water out of the tank
- A thermostat to control the temperature of the water inside the tank (Many electric water heaters have a separate thermostat on each element.)
- Heating elements to heat the water (These are the thick electric elements similar to those you see inside an electric oven.)
- A drain valve that allows you to drain the tank to replace the elements or move the tank
- A pressure relief valve (This is an important safety feature that keeps the tank from exploding.)
- A sacrificial anode rod to help keep the steel tank from corroding
The thermostat controls the temperature of the water inside the tank. Normally you can set the temperature between 120 and 180 degrees Fahrenheit (49 to 82 degrees Celsius). It is generally recommended that you keep the temperature between 120 to 140 degrees F (49 to 60 C) --especially if there are children living in the house -- to prevent scalding. It also saves energy.
Normally, the thermostat is underneath a cover plate and it has a knob or a screw that you can use to set the temperature.
As cold water comes in, it remains at the bottom of the tank because it is denser than hot water. If you use the hot water faster than the
heating elements can heat the incoming cold water, and if you consume all of the hot water that the tank holds, you run out of hot water in the middle of your shower. If this seems to happen too often, it could mean that the bottom heating element in an electric water heater has burned out or that your water heater is too small for your house. Or it could mean that you are taking really, really long showers.

If you handle a lease or rental agreement which is not legal, you may experience a number of problems if your tenant happens to violate terms of the lease. To be safe, it is best to have an attorney draft your lease and rental agreements.
Before purchasing any rental property, it's best to have the property inspected in order to try to avoid facing any expenses you did not anticipate. Having the property inspected by a professional before you sign on the dotted line will involve an expense; however, compared to the expenses you could face by purchasing a property without an inspection, it is certainly well worth it.
When you begin the process of renting out your property, take the time to run credit checks and call references. These are both steps which many novice landlords often overlook in their rush to fill their rental properties and begin turning a profit; however, it can be detrimental. Remember that having an empty unit is always better than rushing and having an irresponsible tenant who may destroy your property, get behind on their rent and ultimately prove difficult to evict.
Joining the Landlords’ Association in your local area can also prove to be helpful by putting you in connection with experienced investors in residential and
commercial property. You can also gain access to reliable contractors, inspectors and other professionals who can make the process of operating rental property much easier.
It is also imperative that you make sure you have adequate property insurance as well as liability insurance. Property insurance will help to protect your investment while liability insurance will protect you in the event anything should happen to someone while on your property.
Finally, make sure you have resources that are quickly availabe to cover expenses which may crop up unexpectedly. Remember that you are operating a business and as such you must be prepared for those times when expenses arise. The exact amount that you wish to have in your reserve account is ultimately up to you; however, it should be sufficient to cover typical expenses that may arise. The general rule of thumb is to put aside 20% of the value of your property. To make the process of establishing an emergency fund easier, consider setting aside a certain amount of your rental receipts each month into this special account.

With gas prices breaking records nearly everyday, many individuals are desperate for a solution to the problem. Many people are discovering relief in what is known as a
gas engine fuel saver. You may have heard it called a different name like hho fuel kit or hydrogen gas saver. The name is not important here, what's important is the dramatic results many are witnessing everyday.

For many, tea is a very serious thing. You'd be suprised if you check that you can find one
tea blog after another. Drinkers of the hot liquid tout the benefits of green tea, oolong tea, black tea, and white tea... to name a few. Of course there are many different brands and strengths to be considered.
There are those that not only drink the stuff, but collect all the various kinds, even those they do not personally like to drink. I guess that is no different than those that collect baseball cards, dolls, coins, etc... that collect them for their value or general interest. Along with the collecting of and appreciating
tea, there are teacup and saucer collectors. All manner of shapes, sizes, and imbued valuable materials like gold, platinum, and silver can be found. Painstaking effort is often the norm in creating hand-crafted works of art designed to be held daintily at a tea party, or displayed on a shelf.
As you might guess, much rare and interesting information can be found on any given
tea blog you might happen to read. Occasionally, great links to deals with good prices can be found at these sites. So for those regular teas you might drink, checking these sites can be a worthwhile use of time. Although there has been debate over high temperature drinks being bad for the digesitve system, you may have trouble ripping the cup out of many a dedicated and even addicted tea drinker's grip on their flowered teacup.

As a
Virtual Assistant of relatively long standing in this industry (1999), I have a VA website that covers most of my services, which works very well for me as an online brochure - don't you just love being available to prospective clients any time at place?
As I sat thinking about it, I decided to write down a list of my services and then analyse what I really do well. When it came to it, getting it down on paper was the hardest part (it's a bit like going to the gym, dreadful to get out the door, but once you're there on the treadmill, you're pleased as punch!); but as soon as I started and wrote down my top service (and here's the important thing), my favourite service, my pen started to flow.
I was now defining how I offered my VA Niche, which happens to be digital transcription; the types of files that I transcribe, how long it takes to transcribe files, depending on clarity and the number of people speaking etc. Then what about security? If you know anything at all about marketing online then you will no doubt have heard about article directories.
There are hundreds of these all over the internet, but that doesn’t mean it is worth submitting to all of them. If you get to know what the best article submission sites are and you submit your articles to them regularly, you can expect to get a lot of exposure and a potentially huge number of people reading your articles and clicking on your link to visit your website too.

This site promotes itself as a writer’s community, and it certainly is. But don’t let that fool you into thinking that you won’t get plenty of exposure and traffic from posting your articles here.
The author’s dashboard is a great place to start, with lots of data and information on all the articles you submit. Not only can you see how much traffic each article is getting, you will also see whether each piece is getting search engine referrals. You can also generate a fan club at Search Warp, so if people like what you are writing about, you could benefit in more than one way.
Area219.com
This site calls itself a content directory, and takes article submissions on almost any topic. One of the advantages of using Area219.com is that they allow you to insert your Adsense publisher ID into your profile and then shares the ad impressions on your article pages with you 50/50.
The site is fairly new but will undoubtedly grow exponentially once people start seeing the benefit of sharing the Adsense revenue with the directory.
